Airbnb & Rental Turnover Cleaning in Markham
If you are looking for Airbnb cleaning in Markham, the first thing worth knowing is that Markham is not Vaughan or Toronto. Stays under 30 days are not permitted as-of-right anywhere in the city, and in April 2026 council voted down the plan that would have changed that. So the cleaning most Markham hosts actually need is not a same-day guest turnover. It is a deeper changeover clean between furnished tenancies of a month or more, sometimes with light housekeeping during the stay. This guide covers which clean fits which rental, what each one costs at Pro City Maids, and how to schedule it around a move-out day in a Downtown Markham condo or a Cornell townhome.

Who This Guide Is For
This guide is for owners and small operators renting furnished homes in Markham: a condo near Markham Centre listed for relocating tech staff, a townhome in Cornell rented to a family between houses, or a unit you list on Airbnb, Furnished Finder or a corporate housing platform with a 30-night minimum. It is also for anyone who manages one of these on behalf of an owner who lives elsewhere.
If you host in a city where short stays are licensed, our Vaughan and Richmond Hill rental cleaning guide covers same-day turnovers, and our GTA short-term rental rules comparison puts every city side by side. If the home is yours and you live in it, see our Markham house cleaning guide instead.
What the April 2026 Council Vote Changed
Markham has not allowed short-term rentals in residential zones since council amended the zoning by-law in 2018. The rule carried forward into the city's Comprehensive Zoning By-law 2024-19, which does not permit stays under 30 consecutive days as-of-right in any zone.
In spring 2026, city staff brought council a framework that would have amended the zoning by-law to permit short-term rentals and licensed both platforms and operators. As reported in May 2026, the proposal included annual platform licence fees of $500 to $10,000, a $2 per night booking fee and a 6% municipal accommodation tax. Council rejected it 8-4 on April 21. The same report says staff estimated about 1,100 short-term listings were operating in Markham anyway, despite the zoning rule.
What the vote means for Markham hosts
For a host, that leaves three practical facts:
- No licence exists to apply for. Unlike Vaughan or Mississauga, there is no Markham short-term rental licence that would make a sub-30-day stay legal.
- The rule did not loosen. The vote kept the existing zoning in place, so the 30-day line is still the line.
- Rentals of 30 days or more are unaffected. A furnished rental for a month or longer is not a short-term rental under the by-law, which is why most compliant Markham hosts set a 30-night minimum.
A rental of a month or more is also a different legal arrangement from a hotel-style stay, and depending on how it is set up, Ontario's Residential Tenancies Act, 2006 may apply to it. We are a cleaning company, not a law firm: get advice on your agreement before you sign it, and check your condo corporation's declaration and rules too, since many buildings set their own minimum lease terms.
Which Clean Does a Markham Rental Need?
Most Airbnb cleaning advice assumes a guest who stayed two nights and touched very little. A tenant who lived in a unit for six weeks cooked, showered, worked from the kitchen table and probably kept a pet bed by the window. The clean that resets the unit after that is closer to a move-out clean than a guest turnover. Here is how the three options line up.
| Clean | When it fits | Scope | How we book it |
|---|---|---|---|
| Guest turnover | Short stays in a city that allows them; rarely the right fit in Markham | Linens changed on every bed, kitchen and bathrooms cleaned, floors, staging reset | Airbnb service, flat price per turnover plus $15 per extra bed set |
| Tenant changeover | Between furnished tenancies of 30 days or more | Everything in a turnover, plus inside fridge, oven, cabinets and drawers, interior windows, baseboards | Move In/Out service, fridge, oven and windows included |
| Mid-stay housekeeping | A corporate or long-stay tenant whose agreement includes cleaning | Kitchen, bathrooms, dusting, floors, while the tenant lives there | Standard service, weekly or bi-weekly, recurring discount applies |
The practical rule from our crews: if the last occupant stayed long enough to unpack, book the changeover. The extra time goes into the places a short-stay turnover skips, the inside of the oven, the fridge drawers, the bathroom exhaust grille, and the window tracks on the balcony door, and those are exactly the places a new tenant opens on day one.
Airbnb and Changeover Cleaning Prices in Markham
Every price below comes from our live booking calculator, the same numbers you would see if you booked online, before 13% HST. Markham is priced the same as the rest of our GTA service area: there is no travel surcharge.
| Unit | Tenant changeover (Move In/Out) | Guest turnover (incl. linen) | Mid-stay, bi-weekly |
|---|---|---|---|
| 1 bed, 1 bath | $210 | $140 | $119 |
| 2 bed, 1 bath | $225 | $165 | $127 |
| 2 bed, 2 bath | $263 | $190 | $149 |
| 3 bed, 2 bath | $285 | $220 | $161 |
What changes the price
A few details that change the number:
- The table assumes under 1,000 sq ft. Larger units add a square-footage surcharge, starting at $10 before the service rate for 1,000 to 1,499 sq ft, so a 1,200 sq ft 2-bedroom changeover comes to $278 instead of $263.
- Changeovers include the big three. Inside the fridge, inside the oven and interior windows are part of the Move In/Out price, so there is nothing to add on for them.
- Turnovers carry linen. The guest turnover column includes $15 for each bed set after the first, because changing every bed is part of the job. Turnovers are the same flat price every time, with no weekly or bi-weekly discount.
- Mid-stay visits get the recurring discount. The bi-weekly column already has 15% off. Weekly visits take 20% off, every four weeks takes 10% off.
- Paid parking is a flat $15. Only when the crew has to pay to park, for example at a tower with no visitor spots. Free or visitor-pass parking costs nothing.
- Basements and pets. A finished basement in a rented house is $50, and a pet odour enzyme treatment is $110 if the last tenant had a dog or cat.
For a 2-bedroom, 2-bathroom condo that turns over every three months, that is $263 plus HST, or $297.19, four times a year. Price your own unit with our cleaning cost calculator, or see the full scope of a vacant-unit clean on our move-out cleaning page.
What Is Included in a Tenant Changeover Clean?
The changeover is built for a unit that is furnished but empty of the last tenant's belongings. This is what our crew works through, room by room.
Kitchen
- Inside the fridge and freezer: shelves and drawers out, washed and dried, seals wiped
- Inside the oven, plus the stovetop, knobs and range hood filter surface
- Inside cabinets and drawers wiped out, including the cutlery drawer and under-sink cabinet
- Microwave inside and out, dishwasher door and edges, small appliances you leave for the tenant
- Countertops, backsplash, sink and faucet degreased and shined
Bathrooms
- Toilet, tub, shower walls and glass descaled and disinfected
- Vanity inside and out, mirror, medicine cabinet shelves
- Exhaust fan grille dusted, grout lines scrubbed where reachable
- Floor washed by hand around the toilet base
Bedrooms and living areas
- Closets and dresser drawers wiped inside
- Upholstered furniture vacuumed, hard furniture wiped, under beds and sofas where they can be moved by hand
- Baseboards, door frames, light switches, outlets and thermostat wiped
- Interior windows, sills and balcony door tracks cleaned
- Floors vacuumed and washed throughout, beds made with your clean linen on request
What it does not include: steam cleaning of carpets, mattresses or upholstery, wall washing beyond spot marks, and removing furniture or junk a tenant left behind. If you need a deeper reset because a unit has been rented for a year or more, our deep cleaning service is the better place to start, then changeovers after that.
Cleaning During a Long Stay
Markham's furnished rental market leans heavily toward professionals on assignment. The city counts more than 1,500 technology and life sciences companies, and the corporate campuses along Highway 7 and the 404 bring in staff for projects that run weeks or months. Families between houses, people doing a hospital rotation, and newcomers waiting on a closing date make up much of the rest. These tenants are often happy to pay a little more for a unit that includes housekeeping, which is a real way to stand out from the other listings with a 30-night minimum.
If you offer it, put it in the rental agreement: how often, which day, whether the tenant needs to be home, and who pays. A bi-weekly Standard visit covers kitchen, bathrooms, dusting and floors. It does not include the tenant's laundry, dishes or personal belongings. Keeping the same crew on the same day also means someone besides the tenant sees the unit every two weeks, so a slow leak under the sink or a failing exhaust fan gets noticed before it becomes a bigger repair at move-out.
Pro tip from our Markham crews:
Markham Condos, Townhomes and Houses
Markham's rental stock splits into three types, and each one changes how a changeover goes.
Condos around Markham Centre and Downtown Markham
The new towers around the Civic Centre and along Highway 7 are where most furnished one- and two-bedroom rentals sit. Expect a concierge sign-in, a service elevator booking and limited visitor parking. Give us the building's contractor rules when you book, and leave a fob or key with the concierge if you will not be there. Many condo corporations also set their own minimum lease terms in the declaration, so check yours before you list.
Townhomes in Cornell and Wismer
Newer townhomes in Cornell and Wismer often rent to families who need more space for a few months. They take longer than a condo of the same bedroom count because of the stairs, the extra bathroom on most layouts, and a garage entry that brings in salt and grit through the winter. Mention a finished basement if there is one.
Detached homes in Unionville and Angus Glen
Larger furnished homes near historic Unionville and Angus Glen are usually rented to executives or families on longer assignments. These are quoted by bedroom and bathroom count like everything else, but tell us about extra rooms, a home office or a finished basement up front so the crew has enough time on site. Our Markham service page lists the full residential and commercial coverage across the city.
Scheduling a Changeover Around Move-Out Day
A changeover has a hard deadline at both ends: the old tenant's move-out and the new tenant's move-in. Planning those two dates is most of the work.
- Book the clean as soon as the move-out date is confirmed, with the next move-in date in the request
- Leave at least half a day between the tenant leaving and the crew arriving, so the unit is truly empty of their belongings
- Do your own walkthrough and take photos before we start if you may need to document the unit's condition
- Reserve the service elevator for the cleaning slot in condo buildings, not only the movers' slot
- Leave clean linen and towels out if you want beds made, and tell us where supplies for the next tenant are stored
- Send photos ahead if the unit looks worse than normal, so we book enough time instead of running short
Most changeovers for a 2-bedroom condo take one visit and finish the same day. If your next tenant arrives the next morning, say so: we can usually work around it with enough notice.

Frequently Asked Questions
Is Airbnb legal in Markham in 2026?
Not for stays under 30 days. Markham's Comprehensive Zoning By-law 2024-19 does not permit short-term rentals under 30 consecutive days as-of-right in any zone, and on April 21, 2026 council voted 8-4 against a framework that would have permitted and licensed them. A furnished rental of 30 days or more is the model that remains open city-wide. This is not legal advice: confirm your address with the City of Markham before you list.
How much does a tenant changeover clean cost in Markham?
A changeover between tenancies is booked as our Move In/Out service, which includes inside the fridge, inside the oven, and interior windows. Before 13% HST it is $210 for a 1-bedroom, 1-bathroom unit, $225 for 2 bedrooms and 1 bathroom, $263 for 2 bedrooms and 2 bathrooms, and $285 for 3 bedrooms and 2 bathrooms. Larger homes are quoted from the same bedroom and bathroom matrix.
What is the difference between a turnover clean and a changeover clean?
A turnover is a fast reset between short guest stays: linens swapped, kitchen and bathrooms cleaned, floors done, staging reset. A changeover happens once a tenant has fully moved out after a month or more, so it goes deeper: inside appliances, inside cabinets and drawers, interior windows, baseboards, and the buildup that a lived-in month leaves behind. In Markham, most hosts need the changeover, not the turnover.
Do you clean furnished units with the furniture still in place?
Yes. A furnished changeover is cleaned around the furniture: we vacuum upholstered seating, wipe down hard furniture, clean under and behind what can be safely moved by hand, and reset the beds with clean linen if you leave a set out. Tell us when you book that the unit is furnished so the crew is scoped for the extra surfaces. Steam cleaning of mattresses and upholstery is not part of the service.
Can you clean during a corporate tenant's stay, not just between tenants?
Yes, if your lease or rental agreement includes housekeeping. A bi-weekly Standard clean during a three-month stay is $127 for a 2-bedroom, 1-bathroom unit before HST, with the 15% recurring discount already applied. Weekly visits take 20% off. The tenant needs to agree to the visit schedule, so set it out in the agreement rather than arranging it visit by visit.
Do you charge for linen on a Markham changeover?
No. The $15 linen charge per extra bed set applies to the Airbnb turnover service, where a full bed-set change on every bed is part of the job. A Move In/Out changeover is priced on bedrooms and bathrooms only. If you want the crew to make up beds with your clean linen at the end of a changeover, say so when you book.
What if the last tenant left the unit in poor condition?
Send photos before the visit if you can. Heavy grease, pet hair through the whole unit, or a garbage-heavy move-out may need extra time or our pet odour enzyme treatment ($110), and it is better to book that time than to have the crew run out of it. Document the condition before we start if you may need it for a dispute with the tenant: our crew cleans, it does not assess damage.
