Mississauga's Short-Term Rental Rules

Mississauga treats a short-term rental as a home, or part of a home, rented out for 30 consecutive days or less, and it only licenses one operating out of the host's genuine principal residence, not an investment property (mississauga.ca). The current licence fee is $283 per year. On top of that, hosts carry at least $2 million in commercial general liability insurance with the City named as additional insured, pass a criminal record check, and cap entire-unit rentals at 180 nights per calendar year, counted across every platform combined and resetting January 1 (By-law 0289-2020). A 6% Municipal Accommodation Tax applies to rental revenue, which Airbnb collects and remits directly.

What makes Mississauga worth a closer look than most Airbnb cleaning guides give it: the City is actively enforcing this. Effective November 17, 2025, the administrative penalty for operating without a licence, running more than one short-term rental, or operating out of a non-principal residence rose to a minimum of $500 and a maximum of $1,000 per violation. The City also received $4.75 million from the federal Short-Term Rental Enforcement Fund (delivered through Housing, Infrastructure and Communities Canada) to hire additional enforcement officers, proactively monitor listings on Airbnb and Vrbo, and carry out on-site inspections (mississauga.ca). Mississauga's City Centre, anchored by Square One and Mississauga City Hall, is the densest cluster of short-term rental-eligible condo towers in the city, including landmark buildings like the curved Absolute World towers. Most of these high-rises require booking a service elevator or loading dock slot through the concierge or property management office, and some restrict contractor and vendor access to specific hours. A City short-term rental licence doesn't override the condo board's own rules either, board approval is a separate requirement on top of city licensing, so it's worth confirming both before you list, not just the City's side.

Port Credit Waterfront Rentals

Port Credit's lakeside village, with its harbour, marina, and festival calendar, is a different kind of listing than a City Centre condo tower: often a house, townhome, or low-rise unit rather than a high-rise, with guests drawn by the waterfront and restaurant strip rather than proximity to a business district. The same 180-night cap and principal-residence rule apply regardless of property type, and a detached rental unit built specifically as an accessory structure (a separate coach house or garden suite used purely for short-term guests) isn't eligible under the by-law at all, only your actual principal residence, or a room within it, qualifies.

Pearson Corridor Mid-Term Corporate Stays

Mississauga's proximity to Pearson International Airport, Canada's busiest, and the logistics and office corridor around it draws a steady stream of relocating employees, airline staff, and business travellers who need a furnished unit for weeks or months rather than a single weekend. Stays of 31 consecutive days or more fall outside the short-term rental by-law entirely, no licence, no 180-night cap, no MAT, which makes a compliant mid-term rental a genuinely different business than a guest-turnover Airbnb, closer to a rolling tenancy than a hosting operation.
