Maid Service in Oshawa, Courtice and Bowmanville
Looking for a maid service in Oshawa, Courtice or Bowmanville usually ends the same way: a list of companies that will only give you a price after someone visits your home. This guide does it the other way round. It sets out what Pro City Maids actually charges for a standard, recurring, deep and move-out clean in east Durham, using the same formula our online booking form uses, and explains what each clean includes, how often family homes in North Oshawa, Courtice and Bowmanville tend to book, and what to ask any cleaner before you let them in. Every price below is in Canadian dollars and before 13% HST.

Who This Guide Is For
This guide is for households in Oshawa, Courtice, Bowmanville and Newcastle who are deciding whether to hire a maid service and want to know the price before anyone comes to the door. That includes families in the newer subdivisions of North Oshawa, Taunton and Courtice who have more house than time, owners of larger homes in Windfields Farm, older couples in established Bowmanville and Oshawa neighbourhoods who want help with the heavier jobs, and tenants or landlords who need a single move-out clean.
If you are moving into a brand-new build rather than looking for ongoing help, our new-build and move-in cleaning guide for Whitby and Oshawa covers the construction dust a new home arrives with. If you rent a Clarington property to short-term guests, see our short-term rental cleaning guide for Clarington.
What Does a Maid Service Cost in Oshawa, Courtice and Bowmanville?
Pro City Maids prices every home in Durham from three things: the number of bedrooms, the number of bathrooms and the square footage. Each bathroom after the first adds $25. Square footage adds $10 at 1,000 to 1,499 sq ft, $25 at 1,500 to 1,999 sq ft, $50 at 2,000 to 2,499 sq ft, and $25 more for each 500 sq ft band after that. The type of clean then multiplies that base: a deep clean is 1.35 times a standard clean, and a move-out clean is 1.5 times. Recurring standard cleans are discounted per visit. There is no travel surcharge for Oshawa, Courtice or Bowmanville.
| Type of clean | 2-bed, 1-bath, under 1,000 sq ft | 3-bed, 2-bath, 1,500 to 1,999 sq ft | 4-bed, 3-bath, 2,000 to 2,499 sq ft |
|---|---|---|---|
| Standard, one-time | $150 | $215 | $280 |
| Standard, weekly (20% off) | $120 | $172 | $224 |
| Standard, bi-weekly (15% off) | $127 | $183 | $238 |
| Standard, every 4 weeks (10% off) | $135 | $193 | $252 |
| Deep clean, one-time | $203 | $290 | $378 |
| Move-in or move-out clean | $225 | $323 | $420 |
The 2-bedroom column fits a stacked townhouse or condo near downtown Oshawa or the Ontario Tech and Durham College area. The 3-bedroom column fits the typical two-storey detached or semi-detached home in Courtice, Taunton or north Bowmanville. The 4-bedroom column fits the larger detached homes in Windfields Farm and the newer north Oshawa streets. A larger home is priced the same way: a 5-bedroom, 4-bathroom home of 3,000 to 3,499 sq ft is $370 for a standard one-time clean and $314 a visit bi-weekly. You can run your own numbers in our cleaning cost calculator, which uses the same formula.
What can change the price
- A finished basement: add $50 per visit, since a basement family room, bathroom and laundry are extra rooms the bedroom count does not show
- Inside the fridge, oven or interior windows on a standard clean: $25, $30 and $40, already included in every deep and move-out clean
- Eco-friendly products: 15% on top of the clean
- Pet odour enzyme treatment: $110, for homes where a pet has had accidents on carpet or upholstery
- Parking: almost every Durham home has a driveway, so there is no parking fee. The $15 fee applies only where our crew has to pay to park
A $50 deposit holds your first booking only. After that, recurring visits are paid in full at the end of each clean.
Should You Book a Maid Service Weekly, Bi-Weekly or Monthly?
The right frequency depends less on the size of the house than on how many people and pets live in it. A 4-bedroom Courtice home with two adults and no pets stays tidy on a monthly visit. The same house with three children, a dog and a mudroom that takes the brunt of a Durham winter will look like it was never cleaned two weeks later. Recurring discounts apply to the standard clean only.
| Schedule | Discount per visit | Usually suits |
|---|---|---|
| Weekly | 20% | Large homes, families with young children or several pets, anyone working long commutes into Toronto |
| Bi-weekly | 15% | Most family homes; kitchens and bathrooms never get past the point a standard clean can reset |
| Every 3 weeks | 15% | Couples and smaller families who keep up with daily tidying themselves |
| Every 4 weeks | 10% | One or two adults, condos and townhouses, or a home that gets a deep clean each season |
| One-time | None | Before guests or a holiday, after an illness in the house, or to try a cleaner before committing |
A common pattern is to start with a deep clean, then move to a bi-weekly standard clean. The deep clean takes out the buildup on baseboards, appliance fronts and bathroom grout, so every recurring visit after it is maintenance rather than catch-up. For a closer look at how recurring prices compare across the GTA, see our recurring house cleaning cost guide.
What Is Included in a Standard, Deep and Move-Out Clean?
The three cleans are built on the same room-by-room routine. What changes is how far into each room the team goes, and whether the home is lived in or empty.
| Task | Standard | Deep | Move-out |
|---|---|---|---|
| Kitchen counters, sink, stovetop, appliance and cabinet fronts | ✓ | ✓ | ✓ |
| Bathrooms: tubs, showers, toilets, sinks, mirrors, fixtures | ✓ | ✓ | ✓ |
| Dusting of reachable surfaces, shelves and blinds | ✓ | ✓ | ✓ |
| Vacuuming and mopping all floors | ✓ | ✓ | ✓ |
| Baseboards, door frames and switch plates in detail | ✕ | ✓ | ✓ |
| Soap scum, limescale and grout buildup | ✕ | ✓ | ✓ |
| Inside the fridge | Add-on | ✓ | ✓ |
| Inside the oven | Add-on | ✓ | ✓ |
| Interior windows | Add-on | ✓ | ✓ |
| Inside empty cabinets, drawers and closets | ✕ | ✕ | ✓ |
What a maid service does not include
- Exterior windows, walls and ceilings
- Heavy post-renovation dust or construction debris, which is a separate post-construction clean
- Laundry and dishes, available as an add-on in some cases, so ask when you book
- Moving furniture or appliances that are too heavy to move safely
What Do Homes in Oshawa, Courtice and Bowmanville Need?
East Durham is not one housing market. A maid service that cleans a condo near the Oshawa Centre the same way it cleans a farmhouse outside Orono will either rush the large home or waste time in the small one. These are the patterns our teams see most.
North Oshawa, Taunton and Windfields Farm
North Oshawa has grown quickly, and much of it is two-storey detached homes with open-plan kitchens, a main-floor laundry or mudroom and a finished or partly finished basement. Windfields Farm is the upscale end of that growth, with larger homes on bigger lots. These homes suit a bi-weekly standard clean with the basement add-on, and a deep clean each spring and fall. Open-concept main floors show dust on every surface at once, so dusting high ledges, pot lights and stair rails is part of every visit, not an extra.
Courtice
Courtice sits between Oshawa and Bowmanville and is mostly family subdivisions, many built in the last two decades. Homes here tend to be 3 or 4 bedrooms with 2 to 3 bathrooms, often with young children and pets. The rooms that take the most time are the ones next to the garage and back door: the mudroom, the laundry room and the main-floor powder room. Courtice does not have its own entry in the booking form yet, so choose Oshawa or Bowmanville, whichever is closer.
Bowmanville and Newcastle
Bowmanville is two towns in one: the older streets around historic downtown Bowmanville, with century homes, original hardwood and plaster, and the newer subdivisions to the north and west. Older homes need a gentler approach: pH-neutral products on original wood floors, no soaking on old plaster, and care around radiators and trim. Newer homes in Bowmanville and Newcastle are cleaned the same way as Courtice. Bowmanville has its own entry in our booking form, so choose it directly.
You can see the full list of neighbourhoods we cover on our Oshawa cleaning services page and our Clarington cleaning services page, which includes Courtice, Bowmanville, Newcastle and Orono.
Pro tip from our Durham teams
When Do Durham Homes Need a Move-Out Clean?
A move-out clean is a one-time clean of an empty home, priced at 1.5 times a standard clean, with inside the fridge, the oven, interior windows and every empty cabinet and closet included. In east Durham it is booked for three common reasons.
Tenants and landlords near Ontario Tech and Durham College
Many homes on the streets around the Ontario Tech University and Durham College campuses in north Oshawa are rented to students, and student leases tend to turn over together around the end of the school year. A tenant who wants the home left in the condition they got it, and a landlord who needs it ready for the next lease, are both looking for the same clean in the same few weeks, so book early if your lease ends in April or August. Ontario residential tenancies do not use a damage deposit, so the cleaning question is about the condition the unit is left in, not about getting money back. Our guide to landlord and tenant move-out cleaning responsibilities in Ontario explains what each side is expected to do.
Selling a home before or after the GO extension
Metrolinx is building the GO Transit Bowmanville Extension, which adds 18.7 km of new track to the Lakeshore East line from Oshawa to Bowmanville. Early works started in March 2025 and the major construction contract was awarded in January 2026, according to the Metrolinx Bowmanville Extension project page. Once it opens, Metrolinx expects service every half hour in the peak direction and about 17,000 daily riders by 2041. A direct train to Union Station makes Courtice and Bowmanville easier to sell to Toronto commuters, so expect more listings and more moves along the line as it gets closer to opening. If you are listing a home, a deep clean before photos and a move-out clean after the last box leaves are two different jobs; our pre-listing cleaning checklist for GTA home sellers covers the first.
Moving within Durham
Many moves in east Durham are short ones: a growing family from a downtown Oshawa townhouse to a Courtice detached home, or a downsizing couple from a Bowmanville family home to a bungalow or condo. Booking a move-out clean for the old home and a move-in clean for the new one on the same day, or back to back, means you can close one door and open the other without cleaning either yourself. Our move-out cleaning service page explains the full checklist.
How Do You Choose a Maid Service in Oshawa, Courtice or Bowmanville?
Search for a maid service in east Durham and most results are directories, a national franchise that prices by in-home estimate, and independent cleaners advertising on local listings. Any of them can be the right choice. Before you book anyone, ask these questions.
- Can you give me a price before you visit, and is it a fixed price or an hourly rate with no cap?
- Are your cleaners vetted and bonded, and do you carry liability insurance and WSIB coverage?
- Will I get the same team on a recurring schedule?
- Do you bring your own products and equipment, and do you have eco-friendly options?
- What happens if I am not happy with a clean, and how long do I have to tell you?
- Is HST included in the price you quoted, and is there a deposit?
- Do you clean finished basements, and is that priced separately?
For the record, here are our own answers. Pro City Maids gives a fixed price from your home's size before booking. Every cleaner is vetted and bonded, and we carry $2M+ commercial liability insurance and WSIB coverage. Recurring clients get a consistent team. We bring our own products and offer eco-friendly ones. If a clean falls short, tell us within 24 hours and we send a team back at no charge. Prices are quoted before 13% HST, with a $50 deposit on the first booking only. If you are comparing several companies, our guide on how to hire a professional cleaner in the GTA goes through the rest.
What Happens on the First Maid Service Visit?
The first visit is the longest, because the team is learning the house. Expect it to take longer than the visits that follow, especially if the home has not been professionally cleaned before.
- Tell us how the team gets in: you at home, a lockbox code, or a garage keypad
- Point out anything to skip, such as a home office or a child's room during a nap
- Mention surfaces that need special care: natural stone counters, original hardwood, a glass shower door
- Put pets in a room or crate if they are anxious around visitors or vacuums
- Pick up clothes, toys and paperwork from floors and counters so the team can clean the surfaces underneath
After the first clean, give us feedback on anything you want done differently. On a recurring schedule, that becomes the routine your team follows every visit. Seniors and anyone who needs help with the heavier jobs can also see our senior home cleaning service for the GTA.

Frequently Asked Questions
How much does a maid service cost in Oshawa?
Pro City Maids prices a maid service in Oshawa from the home's bedrooms, bathrooms and square footage, not by the hour. Before 13% HST, a standard one-time clean of a 3-bedroom, 2-bathroom home of 1,500 to 1,999 sq ft is $215, the same home on a bi-weekly schedule is $183 a visit, and on a weekly schedule it is $172 a visit. Courtice and Bowmanville homes are priced the same way, with no travel surcharge.
Do you clean homes in Courtice and Bowmanville, or only Oshawa?
Pro City Maids cleans homes across Oshawa, Courtice, Bowmanville and Newcastle, including North Oshawa and Taunton, Windfields Farm, the newer Courtice subdivisions and both historic and new-build Bowmanville. Bowmanville and Oshawa are both listed as service locations in our online booking form; for a Courtice address, choose whichever of the two is closer.
What is the difference between a standard clean and a deep clean?
A standard clean is regular upkeep: kitchens, bathrooms, dusting and floors. A deep clean adds detail work and buildup removal, and at Pro City Maids it includes inside the fridge, inside the oven and interior windows at no extra charge. A deep clean of a 3-bedroom, 2-bathroom Oshawa or Courtice home of 1,500 to 1,999 sq ft is $290 before HST.
How often should I book a cleaner for a family home in Durham?
Most families with children or pets in Oshawa, Courtice and Bowmanville do best on a bi-weekly maid service, which is 15% less per visit than a one-time clean. Weekly service is 20% less per visit and suits large homes or busy households. Every 3 weeks is 15% less and every 4 weeks is 10% less, which works for one or two adults in a smaller home.
Do I need to supply cleaning products or equipment?
No. Pro City Maids teams bring their own equipment and products to every home in Oshawa, Courtice and Bowmanville. Eco-friendly products are available for a 15% surcharge, and if you would like the team to use a product you already own, for a natural stone counter for example, tell us when you book.
Will I get the same cleaner every time?
For recurring weekly and bi-weekly clients, Pro City Maids matches you with a consistent team so they learn your home, your preferences and any pets. If your regular team is away, a fully briefed replacement is sent. One-time and move-out cleans are scheduled with whichever team is available on your date.
What if I am not happy with a clean?
Tell us within 24 hours and Pro City Maids will send a team back to fix it at no extra charge. That satisfaction guarantee covers every standard, deep and move-out clean we do in Oshawa, Courtice and Bowmanville.
