That range is real, but it doesn't tell a renter leaving a Liberty Village condo or a family selling a Scarborough semi what they will actually pay. Move-Out Cleaning Cost in Toronto by Home Size

Every Pro City Maids quote starts from the same bedroom and bathroom base used for a Standard clean. A move-out clean multiplies that base by 1.5, because an empty home is cleaned inside every cabinet, drawer and closet, along every baseboard, and behind where the furniture used to stand. Here is the move-out price for common home sizes under 1,000 sq ft, in Canadian dollars, before and after 13% HST:

The Standard base is the bedroom rate plus a bathroom surcharge: nothing for the first bathroom, then $25 for each additional one. Move-out prices are rounded to the nearest dollar after the 1.5 multiplier is applied, which is why a $175 base becomes $263 rather than $262.50. How Square Footage Changes the Price

Bedrooms and bathrooms don't tell the whole story. A 3-bedroom bungalow in Etobicoke and a 3-bedroom detached home in North York can differ by 1,500 sq ft of floor, stairs and baseboard. Homes of 1,000 sq ft or more add a surcharge to the Standard base before the 1.5 multiplier, so the surcharge is multiplied too:

• 1-bedroom condo, 650 sq ft (downtown or Liberty Village): $140 base × 1.5 = $210, plus $27.30 HST = $237.30.
• 2-bedroom, 2-bathroom condo, 1,100 sq ft (North York or Mississauga City Centre): ($150 + $25 + $10) × 1.5 = $278, plus $36.14 HST = $314.14.
• 3-bedroom, 2-bathroom townhouse, 1,700 sq ft (Scarborough or Markham): ($165 + $25 + $25) × 1.5 = $323, plus $41.99 HST = $364.99.
• 4-bedroom, 3-bathroom detached, 2,600 sq ft with a finished basement (Vaughan or Oakville): ($180 + $50 + $75) × 1.5 = $458, plus a $50 basement add-on = $508, plus $66.04 HST = $574.04.

A $50 deposit holds the date on your first booking with us, and it counts toward the total rather than being added on top. The balance is due after the clean is done.

• Floors throughout: vacuumed and mopped, including closets and the strips where furniture used to stand.

Move-Out Clean vs. Deep Clean vs. Standard: Which Costs Less?

People often ask whether they can save by booking a Standard or Deep clean for moving day instead. All three use the same base. Here is one 3-bedroom, 2-bathroom home of 1,500 to 1,999 sq ft priced each way, before HST:

A Standard clean with the three appliance and window add-ons comes to $310, only $13 less than the move-out clean, and still skips the inside of cabinets and closets, which is exactly what a landlord or buyer opens first in an empty home. What Ontario Renters Should Know Before Paying for a Move-Out Clean

Toronto renters sometimes book a move-out clean because they believe a landlord will otherwise keep a "cleaning deposit." In Ontario, that deposit can't exist. Under the Residential Tenancies Act, 2006, the only security deposit a landlord may collect is a rent deposit (section 105), and it can't be more than one month's rent (section 106). There is nothing for a landlord to deduct cleaning from.

What the Act does say is that the tenant is responsible for the "ordinary cleanliness" of the unit (section 33) and for repairing undue damage caused wilfully or negligently (section 34). Since the 2020 amendments, a landlord can apply to the Landlord and Tenant Board for the cost of repairing undue damage for up to one year after a tenant has moved out (section 89 of the Residential Tenancies Act). Ordinary dirt isn't damage, but a unit left in rough shape invites a dispute you don't need.

Condo Move-Outs: Elevators, Parking and Timing

Toronto's condo towers add logistics that houses don't. Many buildings require residents to reserve the service elevator for a move, limit moves to set hours, and restrict visitor parking. None of this changes the Pro City Maids price, which is calculated only from bedrooms, bathrooms, square footage and add-ons. It does change scheduling, so tell us when you book:

• Your elevator booking window, so the clean can start right after the movers finish, not in the middle of their slot.
