Office Cleaning in Meadowvale Business Park

Meadowvale Business Park is the largest business park area in Mississauga along the Highway 401 corridor. First Gulf, which is building a new four-storey Class A office at 2476 Argentia Road within walking distance of Meadowvale GO Station, describes the park as the corporate home of more than 45,000 employees. That scale hides a lot of variety. A cleaning plan that works for one building in the park can be wrong for the building next door, because the park mixes three quite different kinds of space.

Class A multi-tenant office buildings

The park's multi-storey office complexes rent floors and suites to several tenants. Flex office and industrial units

The third type is the flex building: a finished office front with a warehouse, lab or production area behind it. Flex Office and Warehouse Units

Flex units are where generic office cleaning quotes go wrong most often. A company quoting from the street sees a reception desk and prices an office. Inside, half the floor area is a warehouse with a different floor, different dirt and different risks. A workable flex-unit program splits the space:

  • Office front, cleaned like an office. Reception, private offices, meeting room, kitchen and washrooms on the same two-to-three-visits-a-week cycle as any small office.
  • Warehouse floor, swept on its own schedule. Usually a weekly sweep and dust-mop of sealed concrete, with a periodic machine scrub. Dust from the warehouse migrates forward, so the door between the two zones gets a mat and gets cleaned every visit.
  • Shipping desk and dock area. Packing stations, label printers, the shipping counter and litter at the dock doors. Shrink wrap, strapping and cardboard offcuts are the most common debris.
  • Staff washroom and lunchroom. In flex units these are often shared by office and warehouse staff, which means heavier use than the headcount in the office alone suggests.

What stays out of scope matters as much. Cleaning crews do not clean running machinery, move racking, handle regulated chemicals or respond to spills of hazardous materials. East Credit is mainly a residential neighbourhood, bounded by Highway 401, Mavis Road, Highway 403 and the Credit River, but it carries a large commercial footprint at its northeast edge and a steady spread of small professional offices across its plazas.

Heartland Town Centre

Heartland Town Centre sits at Highway 401 and Mavis Road, around the intersection of Mavis Road and Britannia Road West. Its leasing materials describe more than 2 million sq ft of retail on about 210 acres with more than 190 stores and services, and it is owned by Orlando Corporation. The key fact for cleaning is that Heartland is open-air. There is no enclosed mall corridor and no mall-wide janitorial team inside your unit. Every store, clinic and office has its own exterior door, which means:

  • Each unit is cleaned as standalone premises: entrance glass, matting, sales floor or waiting room, fitting rooms or treatment rooms, back office, stockroom and staff washroom.
  • Every customer walks straight in from the parking lot, so salt, slush and sand land directly on your floor rather than in a common corridor first.
  • Store hours run into the evening and through the weekend, so cleaning is usually scheduled before opening or after closing, not during a quiet afternoon.

Plaza offices and clinics

Across East Credit, neighbourhood plazas along Britannia Road, Eglinton Avenue and Creditview Road host the kind of small professional tenants that need a reliable cleaner but rarely need a nightly crew: dental and physiotherapy clinics, tutoring and learning centres, insurance and real estate offices, and accountants. These suites are usually 1,000 to 4,000 sq ft, and the right program is two or three visits a week. Ontario Recycling Rules for Large Offices and Retail Complexes

Cleaning crews handle every bin in your office, so they are part of whether your building meets its recycling obligations. Under Ontario Regulation 103/94 (Industrial, Commercial and Institutional Source Separation Programs), section 9 requires the owner of a building, or a group of buildings in the same ownership, with at least 10,000 square metres (roughly 107,600 sq ft) of floor area used as offices to run a source separation program. Section 6 applies the same rule to retail complexes whose retail premises total at least 10,000 square metres, which easily includes a centre the size of Heartland. For office buildings, the regulation's schedule lists six categories that must be separated:

  • Aluminum food and beverage cans
  • Corrugated cardboard
  • Fine paper
  • Glass bottles and jars for food or beverages
  • Newsprint
  • Steel food and beverage cans

The obligation sits with the building owner, not with a tenant or a cleaner, but a cleaner can quietly undo it by tipping every bin into one garbage bag.
