Deep Cleaning Services in East York

East York packs two very different kinds of home into Toronto's smallest former city: brick houses on the streets off Cosburn, O'Connor and Bayview, many of them older than their owners, and the apartment towers of Thorncliffe Park, Flemingdon Park and Crescent Town. Both need a deep clean from time to time, but not for the same reasons. This guide sets out what Pro City Maids charges for deep cleaning services in East York, what the clean includes, how older houses and tower apartments differ, and what the Ontario Line construction in Thorncliffe Park means for the dust in nearby homes. Every price is in Canadian dollars and before 13% HST.

Quick answer

A deep clean in East York from Pro City Maids is priced by home size, not by the hour, at 1.35 times a standard clean. Before 13% HST it is $203 for a 2-bedroom, 1-bathroom apartment under 1,000 sq ft, $290 for a 3-bedroom, 2-bathroom house of 1,500 to 1,999 sq ft and $412 for a 4-bedroom, 3-bathroom house of 2,500 to 2,999 sq ft, with inside the fridge, oven and interior windows included.

Who This Guide Is For

This guide is for East York households that want a one-time top-to-bottom clean rather than a weekly tidy. That usually means one of five situations: a family in Leaside or Topham Park catching up after a busy season, a buyer getting a house ready before move-in, a seller getting it ready for listing photos, an apartment tenant in Thorncliffe Park or Crescent Town resetting a unit before family arrives, or someone whose home has just been through a small renovation.

If what you want is regular help every week or two, start with our house cleaning guide for Leaside and Thorncliffe Park, which covers recurring cleaning in East York. If you are moving out of a rental, the move-out cleaning service is the better fit, since it is built for an empty home.

How Much Do Deep Cleaning Services Cost in East York?

Pro City Maids prices every East York home from three things: bedrooms, bathrooms and square footage. Each bathroom after the first adds $25. Square footage adds $10 at 1,000 to 1,499 sq ft, $25 at 1,500 to 1,999 sq ft, $50 at 2,000 to 2,499 sq ft and $25 more for each 500 sq ft band after that. A deep clean is that base multiplied by 1.35 and rounded to the dollar; a move-out clean is 1.5 times and a post-construction clean is 3 times. The same formula runs our online booking form, so the price you see here is the price you are charged.

Pro City Maids prices for four common East York homes, before 13% HST (CAD)
HomeStandard cleanDeep cleanMove-in or move-out
Tower apartment, 2-bed, 1-bath, under 1,000 sq ft (Thorncliffe Park, Flemingdon Park, Crescent Town)$150$203$225
Post-war bungalow, 2-bed, 1-bath, 1,000 to 1,499 sq ft$160$216$240
Semi or storey-and-a-half, 3-bed, 2-bath, 1,500 to 1,999 sq ft$215$290$323
Rebuilt or enlarged detached, 4-bed, 3-bath, 2,500 to 2,999 sq ft$305$412$458

Most East York houses have a basement, and the bedroom count does not show it, so it is priced separately at $50. A 3-bedroom, 2-bathroom semi of 1,500 to 1,999 sq ft with a finished basement is therefore $340 for a deep clean, or $384.20 with HST. A post-war bungalow with a basement is $266 before HST. You can run your own home through our cleaning cost calculator, and our deep cleaning cost guide for Toronto explains the formula in more detail.

What else can change the price

  • Basement: $50, for a basement family room, laundry, bathroom or in-law suite
  • Eco-friendly products: 15% on top of the clean, if you want certified low-toxicity products throughout
  • Pet odour enzyme treatment: $110, for carpet or upholstery where a pet has had accidents
  • Parking: $15, only where our crew has to pay to park. Most East York houses have a driveway or permit street parking nearby; some tower addresses only have paid visitor parking
  • Deposit: a $50 deposit holds a first booking only

What Is Included in a Deep Clean?

A deep clean uses the same room-by-room routine as a standard clean, then goes further into each room. The difference shows on the surfaces a weekly clean passes over: the top of the baseboards, the hinge side of the doors, the grout lines, the fridge shelves, the oven glass and the window tracks.

What a deep clean does not include

  • Exterior windows, eavestroughs and walls outside the house
  • Washing ceilings or whole walls; we spot-clean marks and fingerprints
  • Heavy renovation dust or debris, which is a separate post-construction clean
  • Moving heavy furniture or appliances that cannot be moved safely
  • Mould remediation, pest treatment or anything that needs a licensed trade

What Do Older East York Houses Need From a Deep Clean?

Much of East York's housing went up in the decades either side of the Second World War. Walk the side streets off Cosburn, O'Connor, Pape or Woodbine and you see the same pattern: modest brick bungalows and storey-and-a-halfs, semis, and a growing number that have been raised a floor or replaced. Leaside, on the west side, has older detached and semi-detached homes and many full rebuilds. A deep clean in these houses is less about square footage than about age.

Plaster, original wood and radiators

Older houses can have plaster walls, original hardwood or strip oak floors, painted wood trim and hot-water radiators. Our teams clean these with pH-neutral products and a damp, not wet, cloth, because standing water marks old finishes and swells old wood. Radiator fins and the floor under them collect years of dust that a vacuum alone will not reach, so they get a brush and a damp wipe on a deep clean. Painted trim and baseboards are washed, not scrubbed, so the paint stays where it is.

Old paint and dust: what Health Canada says

Health Canada advises that homes built before 1991 may have lead-based paint, or base coats of it under newer paint, and that a certified inspector can test it. Its guidance on chemical safety for DIY projects and renovations also says to clean up after a project with a wet cloth or mop rather than dry dusting, to use a vacuum with a HEPA filter if you can, and to consider changing the furnace filter after dusty work. That matters in East York, where almost every house predates 1991. A deep clean wipes and damp-mops; it does not sand, scrape or strip paint. If you have recently sanded or scraped old paint yourself, have it tested before the clean and tell us when you book, so we know what kind of dust we are dealing with.

Basements

An East York basement is often the oldest and dampest room in the house: a laundry area, a family room or a rented suite with lower ceilings and fewer windows. Dust and lint settle on the ductwork, the top of the furnace and the laundry shelves, and a musty smell tends to come from fabric and carpet rather than the walls. On a deep clean we vacuum and damp-wipe every reachable surface, clean the laundry area and any basement bathroom, and tell you if we see signs of moisture. Visible mould is a moisture problem for a contractor, not a cleaning job.

Pro tip from our East York teams

Book the deep clean after the furnace filter has been changed for the season, not before. A furnace that has been pushing dust through the house all winter will lay a fresh film on the ledges within days of a clean if the old filter is still in. Changing it first means the clean lasts.

How Is Deep Cleaning a Thorncliffe Park or Crescent Town Apartment Different?

The tower neighbourhoods of East York are some of the densest in Toronto. Thorncliffe Park alone is home to more than 13,000 residents, and Flemingdon Park and Crescent Town are built the same way: large apartment buildings, family-sized units and a lot of people sharing elevators and laundry rooms. A 2-bedroom unit is a smaller job than a house, but a deep clean there is mostly about the kitchen and the bathroom, which do the most work in a busy family apartment.

  • Kitchen grease: in a unit where the family cooks every day, grease builds up on the range hood, the cabinet doors near the stove and the top of the fridge. A deep clean degreases all three
  • Bathroom buildup: older tower bathrooms often have tiled tub surrounds where soap scum and grout staining build up. We work on the grout line by line rather than wiping the face of the tile
  • Balcony doors and windows: the sliding door track and window tracks collect dust and grit from outside, especially near construction. They are included in a deep clean
  • Access: some buildings ask you to book the elevator or register visitors with the front desk. Tell us when you book so the team can arrive on time

What your landlord cleans, and what you clean

Most East York towers are rental buildings, so they fall under the City of Toronto's RentSafeTO program, which applies to apartment buildings with three or more storeys and 10 or more units (condos are not covered). Under the program, the City's RentSafeTO brochure says owners must have plans for maintenance, waste and cleaning, and must regularly inspect common areas for cleanliness and pests. Common-area cleanliness and pests such as cockroaches and rodents are non-urgent service requests, which the owner must respond to within seven days. If nothing happens, a tenant can file a service request with 311, and the City scores each building on the condition of its common areas.

None of that covers the inside of your unit, which is yours to keep clean. Where the two meet is pest control. If your building is treating for cockroaches, the landlord or pest company will usually ask tenants to empty and clean kitchen cabinets before the treatment. A deep clean before that visit and another after it is a common booking for us in the towers. Mould and bed bugs, by contrast, are a Toronto Public Health matter, reported through 311.

Does the Ontario Line Construction Affect Dust in East York Homes?

Yes, for homes near the work sites. The Ontario Line subway will run through East York with stations planned at Pape, Cosburn, Thorncliffe Park and Flemingdon Park, and its operations, maintenance and storage facility is being built in Thorncliffe Park. According to the Metrolinx project page for the facility, it is a 175,000-square-metre site next to the future Thorncliffe Park Station that will house the line's 31 automated trains for cleaning, inspection, maintenance and storage. Site preparation started in spring 2025, the maintenance pit and retaining walls were excavated in spring 2026, and foundation work is now under way, with steel structure work next.

A site that size, with excavation and trucks moving through the neighbourhood, puts fine grit into the air. In nearby apartments and houses it shows up first in the places air comes in: balcony door tracks, window sills and screens, and the floor just inside the door. If you live near the work sites, three habits help:

  • Wipe window sills and balcony door tracks with a damp cloth every week or two, before grit gets ground into the track
  • Use a damp mop rather than a broom on hard floors near the door, so fine dust is picked up rather than pushed into the air
  • Book a deep clean at the end of a heavy construction period, rather than every few weeks during it, so the reset lasts

Do You Need a Deep Clean or a Post-Construction Clean?

Plenty of East York houses are mid-renovation at any given time: a basement turned into a rental suite, a second storey added, a kitchen opened up. Which clean you need depends on what the trades left behind.

Which clean fits which East York situation
SituationClean to bookWhy
Seasonal catch-up in a lived-in homeDeep cleanBuildup on baseboards, grout and appliances, no construction dust
One room painted, new vanity or new flooring in one roomDeep cleanDust is light and confined to one area
New kitchen, drywall, basement finish or additionPost-construction cleanFine drywall and sawdust spreads through the house and needs repeated passes
Moving into or out of an empty homeMove-in or move-out cleanIncludes inside every empty cabinet, drawer and closet
Getting a house ready for listing photosDeep cleanKitchens, bathrooms and windows need to look their best on camera

A post-construction clean is priced at 3 times a standard clean, so for a 3-bedroom, 2-bathroom house of 1,500 to 1,999 sq ft it is $645 before HST against $290 for a deep clean. It is worth it only when the dust is everywhere. Our post-renovation cleaning cost guide explains when the extra passes pay for themselves. If you are selling, our pre-listing cleaning checklist covers what buyers and photographers notice first.

How Often Should an East York Home Be Deep Cleaned?

Most homes need a deep clean once or twice a year, with a standard clean in between. The deep clean resets the buildup; the regular visits stop it coming back.

  • Spring: after a winter of salt, sand and a furnace running every day, this is the most common time for a deep clean in East York
  • Fall: before the holidays and before the windows stay shut for the winter
  • Every 4 weeks: a deep clean on a 4-weekly schedule is 10% off, for homes with several pets, allergies or a lot of cooking
  • Before and after a move: a deep clean before you list and a move-out clean after the last box leaves are two separate jobs

If a deep clean is followed by a recurring standard clean, the recurring discount applies to those visits: 20% weekly, 15% bi-weekly or every 3 weeks, and 10% every 4 weeks. Our Toronto deep cleaning service page lists the full room-by-room checklist, and the East York cleaning services page covers every other service we offer in the area.

How Do You Book and Prepare for a Deep Clean in East York?

Book online or send us your bedrooms, bathrooms, square footage and whether there is a basement, and we confirm the price before the visit. In the online booking form, East York is covered under the Greater Toronto Area location. Before the team arrives:

  • Clear clothes, toys and paperwork off floors and counters so the team cleans the surfaces, not around the clutter
  • Empty the fridge of anything you do not want moved, so the shelves and drawers can come out
  • Tell us about surfaces that need special care: marble or granite counters, original hardwood, an old clawfoot tub
  • For a tower apartment, book the elevator if your building requires it and tell us about parking and front-desk check-in
  • Put pets in a room or crate if they are nervous around vacuums or visitors

Every Pro City Maids cleaner is vetted and bonded, and we carry $4 million liability insurance and WSIB coverage. Our teams bring their own products and equipment. If anything falls short, tell us within 24 hours and we send a team back at no charge. Older clients who need help with the heavier jobs can also see our senior home cleaning service.

Frequently Asked Questions

How much does a deep clean cost in East York?

Pro City Maids prices a deep clean in East York from the home's bedrooms, bathrooms and square footage, not by the hour. Before 13% HST, a deep clean of a 2-bedroom, 1-bathroom apartment under 1,000 sq ft is $203, a 3-bedroom, 2-bathroom house of 1,500 to 1,999 sq ft is $290, and a 4-bedroom, 3-bathroom house of 2,500 to 2,999 sq ft is $412. Inside the fridge, inside the oven and interior windows are included. A basement adds $50.

What is the difference between a deep clean and a regular clean?

A regular (standard) clean is upkeep: kitchens, bathrooms, dusting and floors. A deep clean goes further into every room, taking out the buildup a regular clean leaves behind: baseboards and door frames in detail, soap scum and limescale, grout, appliance fronts, and inside the fridge, the oven and interior windows. At Pro City Maids a deep clean in East York is priced at 1.35 times a standard clean of the same home.

How long does a deep clean take?

A deep clean takes about one and a half times as long as a standard clean of the same home. For a 2-bedroom Thorncliffe Park or Crescent Town apartment that is usually a few hours with one or two cleaners; a 4-bedroom Leaside house with a finished basement can take most of a day. The first deep clean in a home that has not been professionally cleaned in a long time is the longest.

Do you deep clean apartments in Thorncliffe Park, Flemingdon Park and Crescent Town?

Yes. Pro City Maids deep cleans apartments in the Thorncliffe Park, Flemingdon Park and Crescent Town towers, as well as houses across Leaside, Topham Park, the Cosburn and O'Connor streets and the rest of East York. For a tower apartment, tell us about elevator booking, parking and any building access rules when you book. A $15 parking fee applies only where our crew has to pay to park.

Is my landlord responsible for cleaning, or am I?

In a Toronto rental apartment building with three or more storeys and 10 or more units, the City's RentSafeTO program requires the owner to have a cleaning plan and to regularly inspect common areas for cleanliness and pests. The inside of your unit is yours to keep clean. If a common area is dirty or there are cockroaches or rodents, submit a service request to the landlord first, then to 311 if nothing is done.

Can you clean after a renovation in an older East York house?

A light renovation, such as a painted room or a new vanity, can be handled by a deep clean. A gut renovation, a new kitchen or drywall work calls for a post-construction clean, which is priced at 3 times a standard clean because of the fine dust involved. Health Canada notes that homes built before 1991 may have lead-based paint under newer coats, so if old paint was sanded, have it tested and tell us before we come.

Do I need to be home during the deep clean?

No. Many East York clients give the Pro City Maids team a lockbox code, a garage keypad code or a concierge key and go to work. Be home for the first ten minutes if you want to walk the team through the house, point out surfaces that need special care and rooms to skip.

What if I am not happy with the deep clean?

Tell Pro City Maids within 24 hours and we will send a team back to fix it at no extra charge. The satisfaction guarantee covers every deep clean we do in East York, Leaside, Thorncliffe Park and the rest of Toronto.
