The math behind every row is the same, so you can check it against your own home. Start with the bedroom base ($140 for a studio or 1 bedroom, $150 for 2, $165 for 3, $180 for 4, $195 for 5), add the bathroom surcharge ($25 per bathroom after the first) and the square footage surcharge ($10 for 1,000 to 1,499 sq ft, $25 for 1,500 to 1,999, $50 for 2,000 to 2,499, then $25 more per 500 sq ft band), and multiply by 3. A 3-bedroom, 2-bathroom home of 1,800 sq ft is ($165 + $25 + $25) x 3 = $645, and 13% HST brings it to $728.85.

Why renovation dust takes several passes
A deep clean removes grime that has built up slowly. Renovation dust is a different material: drywall joint compound and sanded wood break down into a powder fine enough to float for hours, settle on every horizontal surface, and then settle again after the first wipe. That is why a post-renovation clean works top to bottom in several passes rather than room by room in one: dry dusting from ceiling fixtures and the tops of door frames down, HEPA vacuuming of ledges, vents, window tracks and floors, then wet wiping, then a second check once the air has cleared. Wiping first just turns fine dust into a paste that streaks.
If you book a deep clean after a renovation to save money, you will usually pay for two visits: one that moves the dust around and a second one to finish the job. If the work was small, contained and done with the room sealed off, ask us whether a deep clean is enough. We would rather quote the right service than the bigger one. What's Included in the Price, and What Isn't
Every post-renovation clean includes the following at the prices above, with no add-on charge:
- Fine dust removal, top to bottom: light fixtures, ceiling fan blades, tops of door frames and trim, shelves, ledges and baseboards
- Vents, registers and window tracks: HEPA-vacuumed, since this is where sanding dust collects and keeps coming back from
- Paint flecks, tape and sticker residue: taken off glass, tile, fixtures and new appliances without scratching new finishes
- Inside the fridge and inside the oven: included (a $25 and $30 add-on on a Standard clean)
- Interior windows, sills and frames: included (a $40 add-on on a Standard clean)
- Kitchen and bathrooms: cabinet faces, counters, backsplash, sinks, tubs, showers, toilets and mirrors wiped and polished
- Floors: vacuumed and damp-mopped throughout, with a second pass where dust resettles
- Light packaging and protective film: peeled off and bagged as part of the clean
Three things are priced on top. A basement is a $50 add-on, so the same 3-bedroom, 2-bathroom home with a finished basement comes to $695 before HST, or $785.35 with it. Eco-friendly products are optional at a 15% surcharge, which takes that 3-bedroom home from $645 to $741.75 before HST. And any other add-on you choose at booking is listed with its price before you confirm.
What a post-renovation clean does not cover
Some work is outside a cleaning visit altogether, and it is better to know that before booking than on the day:
- Bulk renovation waste: drywall offcuts, tile, old cabinets, lumber and anything that needs a bin is the contractor's job (see the Toronto waste rules below)
- Floor refinishing: we clean and lightly buff new hard floors but do not strip, sand or recoat them
- Duct cleaning: we clean the registers and grilles you can see; cleaning inside the duct system is a separate HVAC trade
- Hazardous materials: lead paint and asbestos are for qualified abatement contractors, not a cleaning crew
When Should You Book a Post-Renovation Clean?
Timing changes the price more than anything else on this page, because booking too early is how people end up paying twice. A post-renovation clean should happen after three things are true: the last trade has packed up (painters, flooring installers and the electrician putting on cover plates are usually last), any fresh paint has dried, and your contractor has done a broom-clean handover with the bulk debris gone. In practice that is often a few days to about a week and a half after substantial completion, which matches the timeline in our post-renovation and new build cleaning guide.

If you are moving back in on a fixed date, or have a closing date on a renovated house you are selling, book the clean for one or two days before it, not the morning of. That leaves time for a touch-up if a trade comes back to fix a deficiency. If your renovation is timed to finish before the December holidays, book the clean as soon as your contractor gives you a finish date, and give us at least a week of notice: the weeks before holiday hosting are when cleaning dates go first.
Older Toronto Homes: Lead Paint, Asbestos and Where Cleaning Stops
A lot of Toronto renovation work happens in houses built well before modern building standards, and the age of the house decides what kind of dust you are dealing with. Health Canada states that a home built before 1960 probably contains lead-based paint, and that houses built after 1990 should not, because consumer paint sold in Canada and the U.S. was virtually lead-free by then. Sanding or scraping old paint during a renovation can spread leaded dust through the house, and Health Canada advises keeping children and pregnant people away from the work area.
Who cleans up after lead paint or asbestos work?
That matters for cleaning because a regular cleaning crew is the wrong tool for lead or asbestos. If your renovation disturbed paint in a pre-1960 home, or opened up materials you suspect contain asbestos, the contractor doing that work is responsible for containment and cleanup to the standard the material requires. Our post-renovation clean comes after that, once the hazardous work is finished and the area is cleared. If you are not sure whether that has happened, ask your contractor before you book, and tell us the age of the home when you request a quote. We will not quote a job that should go to an abatement contractor first.
For homes built after 1990, such as the newer subdivisions in Vaughan, Brampton, Milton and Markham, the dust is the ordinary nuisance kind: drywall compound, sawdust, grout haze and paint overspray. It is still fine enough to need the multi-pass method above, but it does not need special handling.
What Happens to Renovation Waste in Toronto
One of the most common surprises on the day of a post-renovation clean is a garage or basement still full of offcuts. Bulk waste is not part of a cleaning visit, and in Toronto it is not something you can put out at the curb either. The City of Toronto's Drop-Off Depot accepted items list says drywall is only accepted at the Bermondsey, Ingram and Commissioners depots, up to 1 tonne, with nails, screws, metal corner beads, ceramics and wood removed first, and fees apply to renovation waste. Asbestos, bricks, concrete and several other materials are not accepted at any depot and need a private disposal company.
The practical answer is to make waste removal part of your contractor's scope and to write "broom-clean handover, all debris removed" into the agreement. When we arrive to a site that has already been cleared, the full scheduled time goes into the dust and detail work you are paying for, rather than into working around piles of material.
Condos, Houses and the Rest of the GTA
Condos
A condo suite renovation in downtown Toronto, Mississauga or North York usually means a smaller floor area but more vertical surfaces, a balcony door track full of dust, and building rules about when work and service elevators can be used. Book the service elevator with your property management office for the cleaning date the same way you did for the trades, and let us know about concierge sign-in or parking rules when you book. Houses
In a detached or semi-detached house with forced-air heat, dust from one renovated room travels through the ducts, which is why we usually quote the whole floor, or the whole house, rather than a single kitchen or bathroom. Finished basements are the exception that comes up most: a basement renovation often needs only the basement and the main-floor rooms directly above the stairs, and the $50 basement add-on covers the lower level on top of the main home price.

The price is fixed by your home's size, so the savings come from avoiding a second visit and from not paying cleaners to do contractor work:
- Book once, after the last trade: the single biggest saving. A clean booked while trades are still sanding needs repeating.
- Get debris removed first: put a broom-clean handover with all waste removed in your contractor agreement.
- Contain the work next time: plastic sheeting, zipper doors and a covered return vent around the work zone can keep the rest of the home deep-clean-level only.
- Swap the furnace filter before the clean: it stops the HVAC system from re-dusting finished surfaces.
- Give us the real square footage: an accurate number means an accurate price and enough scheduled time, with no surprises on the day.
- Start a recurring plan afterward if you want one: once the renovation dust is gone, a routine house cleaning visit is priced at 1x, not 3x.
