Post-Construction Cleaning in Woodbridge and Vaughan

Most post-construction cleaning in Woodbridge follows a house that was built one lot at a time. Older bungalows along the Humber valley and off Islington and Kipling come down and custom homes go up in their place, and the commercial strips along Highway 7 and in Concord see a steady run of unit fit-outs. Every one of those jobs ends the same way: the trades leave, and a fine layer of drywall and concrete dust is left on every surface, inside every cabinet and in every window track. This guide covers how a post-construction clean in Woodbridge and Vaughan should be staged, why the final clean belongs before the Tarion pre-delivery inspection, what is different inside the Woodbridge Heritage Conservation District, and what Pro City Maids charges.

Quick answer

A post-construction clean in Woodbridge or Vaughan usually takes two visits: a rough clean while trades are finishing, and a final clean once the last trade has left and before the pre-delivery inspection or client walkthrough. Pro City Maids prices a finished house from its size, with fridge, oven and interior windows included: $795 before 13% HST for a 3-bedroom, 3-bathroom home of 2,000 to 2,499 sq ft. Commercial fit-outs are quoted by scope.

Who This Guide Is For

This guide is written for the people who own the handover date: custom-home builders and general contractors finishing infill houses in Woodbridge, renovation contractors closing out an addition or a gut renovation, and commercial tenants or landlords whose unit fit-out has to be open on a fixed day. It also covers homeowners who built through a contractor and found that the final clean was not in the contract.

If your project is a renovation in a Toronto home rather than a new build, our post-renovation cleaning cost guide for Toronto breaks down prices by home size. For new commercial builds further east and west, see our post-construction checklist for Brampton and Markham.

What Are the Three Stages of a Post-Construction Clean?

Construction dust does not come out in one pass, because the job keeps making more of it until the last trade leaves. That is why builders and contractors split the cleaning into stages tied to the construction schedule, not into one big visit at the end.

Rough clean vs. final clean vs. touch-up clean on a Woodbridge or Vaughan project
StageWhen it happensWhat it coversWho usually books it
Rough cleanAfter drywall sanding and before flooring, paint touch-ups and fixtures go inSmall debris and packaging out, HEPA vacuum of floors and ledges, first dust pass on walls and openingsBuilder or general contractor
Final cleanAfter the last trade leaves, before the PDI, client walkthrough or tenant handoverEvery surface top to bottom, inside cabinets and drawers, appliances, fixtures, interior windows and tracks, floorsBuilder, contractor, landlord, or the owner
Touch-up cleanAfter deficiency repairs from the walkthrough or PDIThe rooms the repair trades worked in, floors, and any fresh dust from patching or caulkingBuilder or contractor closing out deficiencies

On a small renovation the rough clean is sometimes skipped. On a new custom home it rarely should be: floors that are installed over a layer of sanding dust, and cabinets that are hung while the air is still full of it, take far longer to clean at the end than the rough clean would have cost.

What the final clean includes

  • Walls, ceilings, crown and baseboards dusted top to bottom, so dust is not knocked down onto finished floors
  • Inside and outside of every cabinet, drawer, vanity and closet shelf
  • Interior windows, glass, frames, sills and tracks, where drywall dust packs into the corners
  • Light fixtures, switch plates, outlet covers, vents and return grilles wiped
  • Kitchen appliances inside and out, including the fridge and oven
  • Bathrooms: fixtures, tile, grout lines, glass, mirrors and the inside of the vanity
  • Protective film, stickers and labels removed from fixtures, glass and appliances where safe to do so
  • Stair treads, railings and spindles, which collect dust on every horizontal surface
  • Floors vacuumed with a HEPA vacuum, then damp-mopped with a cleaner suited to the flooring type

Why Should the Final Clean Happen Before the PDI?

For a new home sold by a registered builder in Ontario, the pre-delivery inspection is the walk-through the builder must conduct with the buyer before possession. Tarion's guidance on the PDI tells buyers to record anything damaged, missing, incomplete or not working properly on the PDI form, and notes that the form is a useful piece of evidence if a warranty claim is needed later.

How a clean house protects the buyer and the builder

That is the practical case for the timing. A scratch on a vanity top, a chip in a tile or a scuff on new hardwood is hard to see under a film of drywall dust, and easy to see on a clean surface under good light. If the final clean happens after the PDI, the buyer is inspecting a dusty house, and the builder may be hearing about those same marks for the first time on a warranty claim months later. Cleaning before the walkthrough helps both sides: the buyer documents what is really there, and the builder closes out a clear deficiency list instead of an argument.

Pro tip from our post-construction teams

Book the final clean for the last working day before the PDI, not the morning of it. If a trade has to come back after the clean, there is still time for a short touch-up visit, and the crew has daylight to check the floors and glass properly.

The same logic applies on a commercial fit-out. A landlord's or tenant's deficiency walkthrough is far more useful on a clean unit, and a tenant opening a store on Highway 7 needs the space to be clean on the day the fixtures and stock arrive, not the day after.

How Should Construction Dust Be Removed?

Construction dust is finer than household dust, and it moves. Drywall compound sands into a powder that drifts into cabinets and HVAC returns, and cutting or grinding concrete and masonry can produce dust that contains crystalline silica. Ontario's page on silica on construction projects lists dry sweeping and pressurized air blowing of concrete, rock or sand dust among the activities that release silica.

That shapes how a good crew works on your site:

  • No dry sweeping indoors. A broom lifts fine dust into the air, and it settles back on the surfaces that were just cleaned.
  • No compressed air. Blowing dust out of window tracks and vents only moves it to the next room.
  • HEPA vacuums first, damp microfibre second. Vacuum the dust off, then wipe with a damp cloth so the residue is lifted, not smeared.
  • Top down, room by room. Ceilings and walls before counters, counters before floors.
  • Mind the HVAC. Ask your HVAC contractor about the furnace filter after construction. Running the system during sanding pulls dust through the ducts, and a clean house can be dusted again from the vents.

We are a cleaning company, not an abatement contractor. If a renovation in an older Woodbridge house has disturbed materials that may contain asbestos or lead paint, that work, and the cleanup that follows it, belongs to a qualified abatement contractor first. Tell us about it when you book.

What Is Different in the Woodbridge Heritage Conservation District?

The old village core of Woodbridge, around Woodbridge Avenue and the Humber valley, is a Heritage Conservation District under the Ontario Heritage Act, and new construction inside it is reviewed against the Woodbridge Heritage Conservation District Plan. A 2014 Heritage Vaughan staff report on 259 Woodbridge Avenue shows how that works in practice: the City's policy is that a demolition permit is not issued until plans for the replacement building have been submitted and approved by Council, the new building has to follow the district plan and come back to Heritage Vaughan, and a lot left vacant while it waits must be kept clean of debris and garbage under the City's property standards.

What the heritage rules mean for the cleaning crew

For a cleaning crew, three things follow from that:

  • Longer, staged projects. Heritage approvals add time, so district builds often run in phases. Plan a rough clean at each major phase, not only one clean at the end.
  • Retained original features. Additions to older homes often keep original stair rails, wood trim, doors or brick. We clean those with mild products and soft cloths, never abrasive pads or acid-based cleaners, and we ask you to point them out on the walkthrough.
  • Exterior masonry is not a cleaning job. Washing or chemically cleaning brick on a street-facing heritage elevation can need its own approval. Our scope is interior, plus exterior glass and entries. Check with the City of Vaughan's cultural heritage staff before anyone cleans exterior masonry in the district.

Outside the district, most of Woodbridge is ordinary infill under Vaughan's zoning by-law, and the cleaning is the same as any new build. The difference is mainly scale: many new Woodbridge custom homes are large, with finished basements, multiple stairs and a lot of glass, and that is what drives the time on site.

Which Woodbridge and Vaughan Projects Need a Post-Construction Clean?

Custom infill homes

Teardown-and-rebuild houses off Islington, Kipling and Pine Valley are the most common post-construction job in Woodbridge. They usually need a rough clean after drywall, a final clean before the PDI or the owner's walkthrough, and a short touch-up after deficiencies. If the family is moving in straight away, the final clean is also the move-in clean, so plan it with the moving date in mind.

Additions and gut renovations

A second-storey addition or a full renovation in an occupied or recently occupied house spreads dust well past the work area. Expect the clean to cover the rooms the trades walked through, not only the rooms they built. Our Woodbridge, Kleinburg and Concord house cleaning guide covers the ongoing cleaning once the family is back in.

Commercial unit fit-outs

Retail, clinic and office units along Highway 7 and in the Woodbridge and Concord plazas turn over regularly, and each fit-out ends with new flooring, glass storefronts, millwork and washrooms covered in dust. These are quoted by scope and often cleaned after hours so the landlord's other tenants are not disturbed.

Offices and towers around the VMC

Office and amenity fit-outs in the new towers at the Vaughan Metropolitan Centre come with building rules: certificates of insurance before access, booked service elevators and set work hours. Our Vaughan Metropolitan Centre commercial cleaning guide covers how those buildings run once the tenants are in.

How Much Does Post-Construction Cleaning Cost in Woodbridge?

For finished houses, Pro City Maids books post-construction cleaning as a one-time Post Construction service priced from the home's bedrooms, bathrooms and square footage, the same inputs as our online cost calculator. It is priced at three times our standard clean for the same home, because it takes that much longer, and inside the fridge, inside the oven and interior windows are included rather than charged as extras.

HomeSquare footagePrice before HSTTotal crew time

4 bedrooms, 4 bathrooms3,000 to 3,499 sq ft$1,065About 18 crew-hours

5 bedrooms, 5 bathrooms5,500 to 5,999 sq ft$1,560About 27 crew-hours

Crew time is split across a team, so a 3,000 sq ft home is a one-day job for a full crew, not an 18-hour day. Homes over 6,000 sq ft, homes with several finished levels, and anything that needs a rough clean plus a final clean are quoted directly. Commercial fit-outs are always quoted by scope: use our commercial scope builder or send the floor plan and finish list.

What moves the price

  • How much dust is left: a site where the rough clean was skipped takes longer at the end
  • Glass: walls of windows, glass railings and shower enclosures add time on every visit
  • Levels and stairs: a finished basement and a third floor add rooms that the bedroom count does not show
  • Stickers, film and paint overspray on glass and fixtures
  • Whether bulk debris and bins are already gone when the crew arrives

What Should You Check Before Hiring a Post-Construction Cleaner?

Most results for post-construction cleaning in Woodbridge are directory listings and handymen who add cleaning to a list of trades. Before you book anyone for a handover, ask:

  • Do you carry commercial liability insurance and WSIB coverage, and will you send the certificate before the visit?
  • Do you use HEPA vacuums, and do you avoid dry sweeping and compressed air indoors?
  • Is the final clean priced as a fixed amount, and what is excluded?
  • Will you come back for a touch-up after deficiency repairs, and how is that priced?
  • Who removes bulk debris, film and stickers, and who is responsible for exterior work?
  • Can you work to a PDI or handover date, and what notice do you need?

Pro City Maids cleaners are vetted, bonded and covered by $2M+ commercial liability insurance, with WSIB coverage, and we send proof before the visit when a site needs it. You can see the rest of our coverage on our Vaughan cleaning services page and our commercial cleaning services overview.

Frequently Asked Questions

How much does post-construction cleaning cost in Woodbridge?

For a finished house, Pro City Maids prices a post-construction clean from the home's bedrooms, bathrooms and square footage, with inside the fridge, inside the oven and interior windows included. Before 13% HST it is $795 for a 3-bedroom, 3-bathroom home of 2,000 to 2,499 sq ft and $1,065 for a 4-bedroom, 4-bathroom home of 3,000 to 3,499 sq ft. Commercial units in Woodbridge and Vaughan are quoted from a walkthrough or a written scope.

When should the final clean happen on a new Woodbridge build?

After the last trade has left the house and before the Tarion pre-delivery inspection (PDI) or the client walkthrough. A clean before the PDI means scratches, chips and missing items are visible when the builder and buyer walk the home and can be written on the PDI form. If trades are still coming back for touch-ups, book a short touch-up visit after them rather than moving the main clean later.

What is the difference between a rough clean and a final clean?

A rough clean happens while the job is still open: debris and offcuts out, floors vacuumed, a first pass on dust so the finishing trades are not working in it. A final clean happens once construction is complete: every surface top to bottom, inside cabinets, fixtures, window tracks, appliances and floors, to a standard someone can move into. Pro City Maids does both; most Woodbridge custom homes need one of each.

Do you remove construction debris and leftover materials?

We remove the dust, packaging, stickers, labels and small cleaning debris that a finished space carries. Bulk construction waste, drywall offcuts, lumber and bins are the builder's or the general contractor's responsibility, and we ask that they are out of the building before our crew starts. If the space still has a bin full of offcuts in the garage, tell us when you book so we can plan around it.

Do you use HEPA vacuums for drywall and concrete dust?

Yes. Fine drywall and concrete dust is collected with HEPA-filter vacuums and damp microfibre, not swept dry or blown out with compressed air, which puts it back in the air to settle again. Ontario's guidance on silica on construction projects lists dry sweeping and pressurized air blowing of concrete dust among the activities that release silica, which is a good reason to avoid both indoors.

Can you clean a commercial unit fit-out in Vaughan on a tight handover date?

Yes, if we know the handover date early. Send the unit size, the finish list (flooring type, glass, millwork, washrooms) and the date the space must be ready, and we will scope the visit and confirm whether one final clean or a final clean plus a touch-up fits the schedule. Retail and office fit-outs along Highway 7, in Concord and around the Vaughan Metropolitan Centre are all inside our regular service area.

Are your post-construction crews insured?

Yes. Every Pro City Maids cleaner is vetted, bonded and covered by $2M+ commercial liability insurance, and we carry WSIB coverage. Builders and general contractors often need proof before we can go on site, so ask for the certificate when you book and we will send it ahead of the visit.
